Our guaranteed rent service

Our guaranteed rent service is for landlords who are looking to receive an agreed monthly rental income each and every month but no longer wish to deal with the day-to-day tasks associated with managing their property/properties. In addition to the guaranteed rent we provide landlords with a full property management service including monthly property inspections, and management of any maintenance issues. By renting your property for the purposes of supported housing, you're also giving back to society and providing a safe home for vulnerable people.

FAQ's

How much do I have to pay?

We do not charge a fee to manage your property.

How much will you pay me each month?

This depends on a number of factors including the condition of the property, the number of rooms available to rent and the property location. Once we have seen the property we’d be able to let you know what rental amount we could offer you each month.

Who will pay for the monthly utility bills and Council Tax?

The cost of the utility bills and Council Tax are covered by government funding for the duration of the contract.

Will I still own my property?

Yes. You will continue to be the legal owner of the property for the duration of our contract. If you are considering selling your property in the future, we can discuss how we could help.

Is there a legal agreement in place?

Yes. A lease or company management agreement would be drawn up and signed by both parties.

How long would you manage my property for?

Our agreements typically last between three and five years. Once the contract has expired, the agreement could be extended if both parties were happy to do so.

Who will be living in my property?

We offer homes to a range of tenants who are all receiving assistance through supported housing schemes. These tenants could be homeless individuals from all walks of life, asylum seekers, those recovering from substance misuse, people living with mental or physical disabilities, care leavers, those escaping domestic violence or the elderly needing additional support needs. The current demand, the area and the size of the property will enable us to determine which tenant type would be best placed in your property.

What repairs would I be responsible for?

You would be responsible for the cost of structural building and internal repairs (excluding tenant damage). We can arrange for any such repairs to be carried out.

What repairs would Amplus Properties be responsible for?

We would not be responsible for the cost of any repairs (excluding tenant damage) but we can arrange for works to be carried out so you don’t have to.

What if all the rooms weren’t rented out?

Our agreement is that the guaranteed rent will be paid to you regardless of whether the property is fully tenanted.

What assurances can you give me that the guaranteed rent will be paid?

We work with only reputable housing providers and organisations that have passed our due diligence checks. The guaranteed rent we offer you is backed by government funding meaning your monthly payments are secure and you no longer need to worry about non-paying tenants.
